Today is my 5 year anniversary in real estate- I officially signed with a my first brokerage five years ago today. Good morning 🌅 it’s going to be a good week.

Been getting real acquainted with medical mile this past week after my dad went into the hospital (unexpectedly) this past Saturday morning with chest pain. He had open heart bypass surgery on Tuesday morning, so we are on day 2 of a 12 week recovery. Wow. And did I mention, they are currently under contract to buy a house. Yeah!!! A first for me, but glad I’m the one they can trust to quote homeowner’s insurance, be sure that utilities are transferred, and everything is in place for an electronic closing. In sharing this with people, I can’t believe how common bypass surgery apparently is. I didn’t know. Did you know that there are different types of surveys? There are two you will want to be familiar with when buying real estate: a mortgage survey and a boundary survey- so which do you want? You always want a boundary survey. Basically, a boundary survey is accurate and a mortgage survey is not 😅 As you can see here, a mortgage survey is “for mortgage purposes only’. I’m honestly not sure why someone would get a mortgage survey instead of a boundary survey, except that they don’t understand the difference, and a mortgage survey costs less. A boundary survey locates the corner stakes, sets stakes if they can’t be located, and shows accurate improvement locations and measurements. If the survey you have says ‘for mortgage purposes only’, it’s nice to have as an overview, but it is not necessarily accurate. I always recommend that my buyers get a boundary survey. This is so that if there are any issues, they can be known and dealt with before it becomes their property- and their problem!!! If you ever want to put up a fence, it will come in handy. And, when you eventually go to sell, it’s a nice already-done, already-paid-for perk to provide to potential buyers. Whenever I have a ‘house stuff’ need, I typically go on my fb neighbor group to search for recs. I have gotten some good ones. Today I needed to get my sewer line cleared from pesky tree roots and called a new rec- Wasko Sewer Service. Fun fact, Wasko has this cool cutter the guy showed to me- he said they have the special cutters custom made. They compress to get in to clean out the initial 4” line, then expand to fully cut out the 6” pipe. He said they had them custom made for their biz and no one else has them.
